The Eades, Walthamstow, London, UK

dpa lighting consultants collaborated with Long Harbour and Way of Life on the lighting design for The Eades – a brand-new luxury Build to Rent development in Walthamstow.

Our scope encompassed the interior lighting throughout the residents’ amenity spaces including the reception lobby, mail room, lounges, co-working facilities, kitchen, yoga studio, gym, treatment room and private dining spaces, as well as exterior and landscape lighting to the Ground Floor public realm, First Floor podium garden and 33rd Floor roof terrace.

The lighting has been carefully integrated throughout to create warm, welcoming environments that complement the high-quality residential interiors and landscaped outdoor spaces. Layers of light have been used to balance ambience and functionality, responding to the changing character of the spaces from day to night, while enhancing the character and identity of each space.

Sustainability was a key consideration in the design. Efficient, carefully selected lighting equipment enables the scheme to meet Part L efficacy requirements while maintaining the quality, comfort and atmosphere expected of a premium residential development.

Within the external areas, lighting has been designed to create welcoming environments for relaxation and social interaction after dark. A carefully considered approach to luminaire selection, positioning and light control helps to minimise spill light and respond sensitively to ecological considerations, while revealing the texture, planting and architectural features of the landscape.

dpa is proud to have delivered the lighting design for Long Harbour’s Eades development in Walthamstow.

Our scope spans the residents’ amenity spaces — including the reception lobby, mail room, lounges, co-working areas, kitchen, yoga studio, gym, treatment room and private dining rooms — as well as the exterior and landscape lighting across the ground floor public realm, first floor podium garden and 33rd floor roof terrace.
